1. Choose a Realtor Pragmatically

  2. Select a few of them for interviews.
  3. Spend at least half an hour interviewing each of them. You can do this either by inviting each of the chosen ones to the coffee shop or by going to visit their offices.

On the basis of the interviews, choose the one which you feel the best suit for the selling purpose.

2. Estimate the Worth of Your House

Before finalizing the price that you want to get after selling your house, first analyze the market. You can finalize the price of your house after reviewing the comparative market analysis report as it will help you in accessing the data about the worth of similar houses which have been recently sold in your area.

3. Time to Repair Your House

Walk through your home along with your agent and analyze which items should be replaced and which should be repaired before inviting the potential buyers to visit your house – an important part of selling and buying a home process. Your realtor may suggest a number of renovations and replacements in your house; however, you do not need to listen to every opinion. Just repair and replace those items which can affect the decision of the potential buyer; spending too much amount in the repairing process is not a good idea as you are not going to get this money back.  

4. Fill out a Disclosure Form

You should give full disclosure to the potential buyer about everything that has not been working properly. When the house is in your owner shape, you are responsible to inform the potential buyer about defects like:

  • Faulty wiring
  • Presence of the pest and rodents
  • Cracks in the flooring

Notifying your potential buyers if you had pets in your house or not is quite imperative as some people may face allergies due to the presence of certain pets.

5. Time to Market

Now your realtor should send someone to take pictures of your house from different angles and to compile every bit of information before advertising for sale. This is your realtor’s job and you don’t need to worry about it.

6. Showing Your House to Potential Buyers

After the realtor is done with the marketing work correctly, you need to decide that when want to allow the potential buyers to visit your house.

7. Get a Purchase Offer and Negotiate

The potential buyer may request you to repair your house a bit. You can accept the request if the price offered by the potential buyer is comparatively better. If he is already offering a little less than your expectation then you should not spend money on renovation. After closing, surrender the keys of your house when the buyer makes the transaction.
